Q: Location – Where are the Mutual Creamery Lofts?

 

The Mutual Creamery Lofts are located at the corner of East 11th Street and 5th Avenue near beautiful downtown Oakland, east of Lake Merritt and Laney College. (Map) It is walking distance to Lake Merritt BART, Amtrak station, Chinatown, Jack London Square (and all the attendant nightlife), Lake Merritt running and biking paths and sailing, plus the Oakland Estuary Park.

While all the initial sales are completed, we do have Loft 18 as the first resale now. See Latest News for details.

Q: PRICES – How much will the residences @ Mutual Creamery Lofts cost?

 

Pricing is available for Loft 18. If you are on the email update list, we will send you pricing updates for future sales as they become available. (Note: Prices quoted are only estimates and may change based on a number of factors including costs of construction and market conditions. Prices are subject to change without prior notice). 

 

Q: HOA DUES – How much are Homeowner's Association dues (HOA)?

 

The HOA dues will be $182 to $234 a month, based on the size of your residence. These numbers are estimates, pending final HOA approval by the state.

 

Q: Why do I have to pay HOA dues if I live at Mutual Creamery Lofts?

 

The HOA dues are very important to all the owners at Mutual Creamery Lofts. These monthly dues fund all of the common area and exterior maintenance, landscaping, hazard/fire insurance, property management fees, repair reserves, maintenance of the security gates, and a host of other items. If you make an offer on a residence, you will be provided a financial statement and budget of the Homeowner's Association for your review and approval.

You can get information a number of ways:

1. Go to the update request form page and leave your email address -- we will keep you posted of new announcements as they become available. (Note: Your information will not be sold or given to any other persons or businesses.)

 

2. Go to the feedback request form page and leave your name, email, and comments or questions; someone will get back to you within 24 to 48 hours. (Note: Your information will not be sold or given to any other persons or businesses.)

Q: Why should I register for updates?

 

If you provide your email, we will give you advance notice of new information about Mutual Creamery Lofts. We will email you when there are significant changes to the Web site, such as information about financing, pictures of the models, a tour of the neighborhood, etc. Additionally, you will be alerted to advance opportunities to see the residences at Mutual Creamery Lofts before the general public. In other words, you will get in first to the residences, even before we open. (Note: Your information will not be sold or given to any other persons or businesses.) (Update and feedback pages)

Q: PETS – Can I have a pet moose?

 

No, we’re sorry, there are no pet moose allowed at the Mutual Creamery Lofts (even cuddly ones). There is a reasonable pet policy, however, that allows for normal domestic pets, such as cats and small dogs. You will have an opportunity to review the pet policy at Mutual Creamery Lofts prior to making an offer to buy a residence.

 

Q: I heard there are views from the upper-floor residences; is this true?

 

Yes. Residences 22-26 boast such views as Alameda Island, downtown Oakland and the Tribune Tower, and the East Bay hills. From the rooftop decks, you can also see the city lights at night.

 

Q: What does the courtyard and parking area look like?
